Going by the fees they publish, Manchester letting agents charge between 9.6% and 15.6% of the rent for full management once VAT is added. On the city's average rent of £1,373 a month, that's the difference between about £1,580 and £2,570 a year: close to £1,000 for broadly the same job.
We checked agents' own websites in October 2026. Here's what they charge, what the headline rate leaves out, and what Manchester landlords should check before moving.
What Manchester agents charge for full management
Five agents with Manchester branches publish a current fee for full management. We've added VAT to each one. Most landlords can't reclaim VAT on residential lets, so the VAT-inclusive figure is what you actually pay.
- Lowest: 8% + VAT, or 9.6% of the rent.
- Middle: two agents charge around 12% including VAT (10% + VAT).
- Highest: 12% + VAT (14.4%) and 13% + VAT (15.6%). The dearest can also add an £11.40 monthly charge for compliance checks, and sets a minimum fee of £900 a year.
Tenant-find-only services spread just as widely, from a flat £720 to a full month's rent plus VAT. On an average Manchester rent, that top figure comes to about £1,650 every time you let.
What the gap costs on an average Manchester rent
Here's what each level costs on a home let at £1,373 a month, the Manchester average in August 2026:
- 9.6%: about £132 a month, or £1,582 a year.
- 12%: about £165 a month, or £1,977 a year.
- 14.4%: about £198 a month, or £2,373 a year.
- 15.6%: about £214 a month, or £2,570 a year.
Moving from the top of the range to the bottom saves about £990 a year on the management fee alone. Over five years that's nearly £5,000, and the gap grows as rents rise, because a percentage fee rises with them.
The headline rate isn't the whole bill
Two agents can both quote 12% and cost very different amounts, because the extras sit outside the percentage. Among the agents we checked, set-up fees for a new managed tenancy started at £275 including VAT and ran to £700 or more. Ask about each of these before you compare:
- A set-up or letting fee each time a new tenant moves in
- Inventory, check-in and check-out reports
- A fee for serving the yearly rent increase notice (one agent charges £300 including VAT)
- Commission on contractor invoices (one agent adds 12% including VAT to non-routine repairs)
- Monthly compliance or 'regulation check' charges
- A minimum annual fee, which hits lower rents hardest
Renewal fees deserve a second look as well. Since 1 May 2026, tenancies roll on from month to month, so a fee tied to a 'renewal' may have nothing left to attach to. Our guide to exit fees and ongoing commission explains what to look for.
Manchester rules to check before you switch
Changing agent doesn't change your legal duties, but three local points decide how smooth the move is.
- Selective licensing. Manchester City Council runs selective licensing schemes in 14 areas, including parts of Cheetham, Crumpsall, Harpurhey, Longsight, Moss Side, Rusholme, Levenshulme and Gorton. Many are drawn street by street, so check your exact address. If your agent is the named licence holder, speak to the council early: a licence can't be transferred, and a new application takes weeks.
- HMOs. Any HMO with five or more people from two or more households needs a mandatory licence anywhere in the city. The council says it doesn't currently run an additional licensing scheme for smaller HMOs.
- The landlord register. Registration for North West properties opens on 15 May 2027 and closes on 14 August 2027, at £65 per property per year. Registering is the landlord's job, not the agent's, so keep your own copies of your certificates whoever manages the property. Our Renters' Rights Act guide covers the rest.
How to compare quotes like for like
- Convert every fee to include VAT.
- Ask for the full schedule of fees, not just the headline rate.
- Work out the yearly cost on your own rent, extras included.
- Check the exit terms: notice period, exit fee, and any commission on tenants the agent introduced.
- Ask who will hold the deposit, and how it moves if you leave.
If you already have an agent, the same sums tell you whether switching pays. Our 12-week switching plan walks through the move, and the handover checklist lists the 31 things your old agent should give you.

How we gathered these figures
We took the full-management fees published on the websites of five agents with Manchester branches in October 2026, adding VAT where an agent quoted it separately. At least one large agent with Manchester branches only quotes on request, and two others had fee schedules online dating from 2023, so we left them out. That makes this a small sample: treat it as a guide to the spread, not a survey of the whole market. The average rent comes from the ONS Price Index of Private Rents for August 2026. Fees change, so check an agent's current schedule before you decide.
