What Budgy does

A clear view of local agents, then a better deal.

Local agent comparison

Budgy finds the letting agent branches near a property, reads their fee pages and reviews, and emails a side-by-side report. It's free.

Fees in pounds, including VAT

Management, let-only and set-up fees as each agent publishes them, with VAT and extras added so landlords see the real yearly cost.

Reviews and protections

Ratings with the number of reviews behind them, plus whether each agent shows client money protection and which redress scheme it belongs to.

Fee negotiation (private beta)

Budgy negotiates the fee with the agent the landlord chooses. Nothing goes to an agent without the landlord's sign-off.

Switching support (private beta)

Budgy works through notice periods, exit terms and the handover of tenancy documents and deposits, so changing agent isn't the landlord's job.

Why Budgy

Get the service you deserve

Budgy isn't a letting agent

Budgy doesn't let or manage property. It compares agents and helps landlords choose one.

Budgy does the legwork

Budgy reads each local agent's fees and reviews and builds the comparison for you.

One real cost, not a headline rate

At the 33 agents Budgy checked in five English cities, full management ranged from 9.6% to 20.4% of the rent including VAT. Budgy shows what each would actually cost.

Landlords stay in control

The comparison is free and there's no obligation to switch. Nothing goes to an agent without the landlord's sign-off.

Built by landlords

Budgy's founders let property themselves, and built the comparison they wanted when choosing an agent.

Who uses Budgy

Built for landlords with one to a handful of properties.

Budgy works for landlords whether they use an agent today or manage the property themselves.

The team

Built by landlords who wanted a straight answer.

Budgy was founded in 2026 by Will Day and Alfie Pearce-Higgins, who are both landlords. Comparing agents meant chasing out of date fee schedules and decoding the extras, so they built the comparison they wanted.

Will Day, Co-founder

Will previously co-founded Rodeo, a career platform for young people in the UK. Before that he worked at Gopuff, Deliveroo and in Africa for Rocket Internet.

Alfie Pearce-Higgins, Co-founder

Before Budgy, Alfie co-founded Rodeo, a careers platform for young people, with Will and, prior to that, worked across Africa and Nepal, doing international development and as the CFO of a motorbike ride-hailing service.

Budgy is a team of four based in London, serving landlords across England.
