Property management

Full property management, from an agent who actually does it.

A good property manager collects the rent, keeps the home safe and legal, and deals with your tenant so you don't have to. Fees vary widely, and so does the service. Budgy compares local property management companies on both, negotiates the fee and gets you set up.

Why it matters more in 2026

Your manager's paperwork is now your protection.

Every record counts

Since 1 May 2026, possession depends on grounds and evidence. A missing certificate or unproven notice can stop a claim, so how well your manager keeps records matters.

Deadlines don't wait

Rent increases once a year on the right form, pet requests answered within 28 days, certificates renewed on time. A slow agent turns these into fines.

The fines are yours

Councils can fine landlords up to £7,000 for many breaches, and up to £40,000 for the most serious. Paying an agent doesn't move that risk.

What's included

What you should get for your fee.

  3. We negotiate and get you set up

We agree the fee with the agent you choose and, if you're moving from another agent, handle the switch. Nothing goes to an agent without your sign-off.

Questions

Property management, explained.

What is property management?

For a landlord, it means an agent runs the let day to day: collecting rent, arranging repairs, keeping safety certificates and the deposit in order, inspecting the property and dealing with the tenant. It's usually called full management.

How much do property management companies charge?

In our research, full management cost 9.6% to 20.4% of the rent including VAT, depending on the agent and city. Set-up fees and monthly extras come on top, so compare the yearly cost in pounds.

What's the difference between a letting agent and a property manager?

Many firms do both. Letting covers finding and setting up a tenant; management is the ongoing work after move-in. Some firms only manage, and some letting agents only find tenants.

Can I change property management company?

Yes, even mid-tenancy. Your contract sets the notice period. The deposit, rent and records have to move in the right order, and we can handle that for you.
