Last updated 20 October 2026. Budgy shows landlords local letting agents with their fees and reviews, so they can compare like for like. This page explains where that information comes from and how we present it, including our policy on reviews.
Where our information comes from
- Fees and services: entered by agents who've claimed their Budgy profile or, where they haven't, taken from their own websites and published fee schedules
- Reviews and ratings: public review platforms, currently Google
- Location and branch details: agents' websites and public listings
We plan to add Trustpilot, Rightmove, Zoopla, Companies House and the redress scheme registers. We'll update this page when we do.
How we show fees
We show each agent's fees including VAT, for the service level that best matches what you've told us, usually fully managed or let-only. Each fee is labelled by where it came from:
- Agent-supplied: entered by the agent on its claimed Budgy profile. The agent is responsible for keeping these accurate and up to date.
- Published: taken from the agent's own website or fee schedule, for agents that haven't claimed a profile. Where an agent publishes a range, we show the range. Where it doesn't publish a fee, we say so rather than estimate it.
Any agent can claim its profile for free, whether or not it subscribes to Budgy. Claiming a profile doesn't affect where an agent appears in results.
Published fees are a guide. Agents often negotiate, which is why Budgy asks for quotes on your behalf. A quote an agent gives you through Budgy is labelled as a quote.
How we show reviews
We show each agent's average rating and number of reviews from each source. Where we combine ratings from more than one source, we weight each by its number of reviews and list the sources used. We don't currently collect reviews ourselves; if we start, we'll update this page first.
The Digital Markets, Competition and Consumers Act 2024 requires anyone publishing consumer reviews to take reasonable steps to keep them genuine. The rest of this section explains how we do that.
What we don't do
- We don't write, buy or commission reviews.
- We don't pick reviews to show an agent in a better or worse light. Where we show individual reviews, we show the most recent ones.
- We don't let agents pay to remove, hide or improve their reviews or ratings. Subscribing to Budgy has no effect on them.
How we spot reviews that may be fake
We rely on each platform's own checks. We also look for warning signs, such as:
- a sudden surge in reviews
- many reviews from new or single-review accounts
- near-identical wording across reviews
- a rating that's out of line with the agent's other sources
When we spot these, we flag the rating on the agent's profile and report it to the platform. We may leave that source out of a combined rating while we look into it.
Reporting a review
If you think a review or rating we show is fake or misleading, email hello@getbudgy.co.uk with the agent's name and the reason. We'll look into it within 10 working days and tell you what we've done. Only the platform can remove a review it hosts, but we can stop showing it.
Rules for agents
Agents must not post, or ask anyone else to post, fake reviews of themselves or a competitor. They also must not offer incentives for positive reviews without disclosing them. If we find an agent doing this, we may flag it on their profile, remove them from Budgy, and report it to the platform concerned.
How results are ordered
You choose how agents are sorted: by fee, by rating, or by distance. We don't push any agent up the list, and no agent can pay to be ranked higher.
How Budgy makes money
Letting agents pay Budgy a subscription to use our switching service. Subscribing doesn't change whether an agent appears in results, where it appears, or the information we show about it. We include agents that don't subscribe.
If we ever offer featured or sponsored placements, we'll label them clearly and update this page first.
How fresh the information is
We aim to refresh each agent's fees and ratings at least every 30 days. Each profile shows when we last checked it.
Corrections
If you're an agent, the quickest way to correct your fees or details is to claim your profile. Otherwise, if something we show is wrong or out of date, email hello@getbudgy.co.uk with the correct information and a link to where it's published. We aim to review it within 5 working days. Landlords can report mistakes the same way.
