Using the site
You can use the site to look up letting agents near your property and compare them. You agree not to:
- copy, scrape or extract data from the site in bulk, by automated means or otherwise
- interfere with the site's security, or try to bypass bot protection
- use the site for anything unlawful or misleading, including posting false information about an agent
- create accounts in someone else's name, or for property you don't own or manage
Information about agents
We compile agent information from agents' own websites, public reviews and other sources. We explain how in How we compare agents.
We work to keep it accurate, but fees and services change, and some information comes from third parties. Treat prices as a guide until an agent confirms them in writing. We don't endorse or guarantee any agent, and your contract with any agent is between you and them.
If you're an agent and think something about you is wrong, email hello@getbudgy.co.uk. We aim to review corrections within 5 working days.
Not advice
Budgy helps you compare agents and negotiate. We don't give legal, tax or financial advice. We're also not your letting agent and don't manage your property. For advice on your obligations as a landlord, speak to a qualified professional.
Our content
The site's design, text, scores and compiled data belong to us or our licensors. You may use them for your own decisions about your property, but not for any commercial purpose.
Links to other sites
We link to agents' websites and review platforms. We're not responsible for their content or how they use your data.
Availability
We provide the site free of charge and may change, suspend or withdraw it at any time. We don't promise it will always be available or free of errors.
Our liability
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit.
Otherwise, we aren't liable for loss arising from your use of the site or reliance on information on it, including fees that differ from those shown. Our total liability to you in connection with the site is limited to £100. We aren't liable for business losses, such as lost rent or profit.
Changes
We may update these terms. The version on the site when you use it applies.
Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
