What we compare
The things that decide whether an agent is good value.
A headline percentage doesn't tell you much on its own. Your comparison checks each local agent on four things.
Fees in pounds, including VAT
Management, tenant-find and let-only fees as each agent publishes them, with VAT added so you see what you'd actually pay.
Reviews, and how many there are
Google and Trustpilot ratings with the number of reviews behind them. A 4.9 from 20 reviews isn't the same as a 4.9 from 1,000.
The protections for your money
Whether the agent shows client money protection, and which redress scheme it belongs to. Every letting agent in England must belong to one.
How close the branch is
A local branch can get to your property quickly for viewings, inspections and repairs. We show how far each one is from your home.

Questions
Comparing letting agents, explained.
How do I compare letting agents?
Compare the yearly cost in pounds, including VAT and extras, rather than the headline percentage. Then check reviews, client money protection, the redress scheme and the contract's exit terms. Budgy's free comparison does the fee and review checks for the agents near your property.
How much do letting agents charge?
At the 33 agents we checked in five English cities, full management cost 9.6% to 20.4% of the rent including VAT, with most between 12% and 15.6%. Tenant find is usually a one-off fee, and set-up fees and monthly extras often come on top.
Is the comparison free?
Yes. Enter your address and sign in with your email so we can send you the report. We compare the agents near your property at no cost, and nothing is sent to an agent.
Where do the fees come from?
From what each agent publishes on its own website. Many agents only quote on request, so some will show as not published. That's worth asking about before you sign.
Can Budgy negotiate with the agent for me?
That's what we're building. It's in private beta, so join the waitlist from your comparison report and we'll let you know when we can negotiate fees and handle the switch in your area. Nothing goes to an agent without your sign-off.
