Letting agent fees in Leeds: what landlords pay and how much you could save

We checked the fees Leeds letting agents publish. Full management costs 12% to 19.2% of the rent including VAT. On an average Leeds rent, that gap is worth nearly £1,000 a year.

Going by the fees they publish, Leeds letting agents charge between 12% and 19.2% of the rent for full management once VAT is added. On the city's average rent of £1,145 a month, that's the difference between about £1,650 and £2,640 a year: close to £1,000 for broadly the same job.

We checked agents' own fee pages in October 2026. Here's what they charge, what the headline rate leaves out, and what Leeds landlords should check before moving, including the city's new licensing scheme.

What Leeds agents charge for full management

Six agents with Leeds branches publish a current fee for full management. We've added VAT to each one. Most landlords can't reclaim VAT on residential lets, so the VAT-inclusive figure is what you actually pay.

  • Lowest: 12% including VAT.
  • Middle: 13.2% to 15.6%. Four of the six sit in this band, two of them at 14.4% (12% + VAT).
  • Highest: 16% + VAT, or 19.2%, with a minimum fee of £900 per tenancy.

Set-up fees for a new tenancy ran from £300 to £660 including VAT. Tenant-find-only services ranged from a month's rent, with a £540 minimum, to a fixed £1,074.

What the gap costs on an average Leeds rent

Here's what each level costs on a home let at £1,145 a month, the Leeds average in August 2026:

  • 12%: about £137 a month, or £1,649 a year.
  • 14.4%: about £165 a month, or £1,979 a year.
  • 19.2%: about £220 a month, or £2,638 a year.

Moving from the top of the range to the bottom saves about £990 a year on the management fee alone. Over five years that's nearly £5,000, and the gap grows as rents rise, because a percentage fee rises with them.

The headline rate isn't the whole bill

Two agents can quote the same percentage and cost very different amounts, because the extras sit outside it. Ask about each of these before you compare:

  • A set-up or letting fee each time a new tenant moves in
  • Inventory, check-in and check-out reports
  • A fee for serving the yearly rent increase notice
  • Commission on repairs and refurbishment (one agent adds 12% including VAT)
  • A higher rate with rent guarantee cover (one agent charges 16.2% with it, against 13.2% without)

Renewal fees deserve a second look as well. Since 1 May 2026, tenancies roll on from month to month, so a fee tied to a 'renewal' may have nothing left to attach to. Our guide to exit fees and ongoing commission explains what to look for.

Leeds rules to check before you switch

Changing agent doesn't change your legal duties, but three local points decide how smooth the move is.

  • Selective licensing. Leeds City Council started a new selective licensing scheme on 9 February 2026. It runs for five years and covers around 12,500 privately rented homes in parts of Armley, Beeston and Holbeck, Burmantofts and Richmond Hill, Gipton and Harehills, Hunslet and Riverside, and Farnley and Wortley. If your agent is the named licence holder, speak to the council early: a licence can't be transferred, and a new application takes weeks.
  • HMOs. HMOs with five or more people from two or more households need a mandatory licence anywhere in the city. Inside the selective licensing area, smaller shared houses need a licence too.
  • The landlord register. Registration for Yorkshire and the Humber properties opens on 15 April 2027 and closes on 14 July 2027, at £65 per property per year. Registering is the landlord's job, not the agent's, so keep your own copies of your certificates whoever manages the property. Our Renters' Rights Act guide covers the rest.

How to compare quotes like for like

  1. Convert every fee to include VAT.
  2. Ask for the full schedule of fees, not just the headline rate.
  3. Work out the yearly cost on your own rent, extras included.
  4. Check the exit terms: notice period, exit fee, and any commission on tenants the agent introduced.
  5. Ask who will hold the deposit, and how it moves if you leave.

If you already have an agent, the same sums tell you whether switching pays. Our 12-week switching plan walks through the move, and the handover checklist lists the 31 things your old agent should give you.

How we gathered these figures

We took the full-management fees published on the websites of six agents with Leeds branches in October 2026, adding VAT where an agent quoted it separately. Many agents only quote on request, so treat this as a guide to the spread, not a survey of the whole market. The average rent comes from the ONS Price Index of Private Rents for August 2026. Fees change, so check an agent's current schedule before you decide.
