New landlord register · England
The new landlord register has a deadline. Here's yours.
From 15 December 2026, every landlord in England has to register themselves and each rental property with the government, at £65 per property a year. Deadlines run region by region until November 2027, and it's your job even if you use a letting agent. Budgy tells you your deadline, gets your paperwork in order and walks you through it.

Why it matters
Miss it and you can't legally advertise your property.
Fines of up to £7,000
Not registering, letting an unregistered property or leaving your entry out of date can each mean a fine. It can also limit some of the grounds you'd rely on to get your property back.
No number, no listing
Once your region's deadline passes, every advert for your property has to show your landlord and property registration numbers. Without them, you can't market it to new tenants.
It's on you, not your agent
Your agent can add some details, but the law says you have to start the registration and you're responsible for what's in it. Worth checking they know that too.
What you'll need
Get these together before your window opens.
Registration asks about you, the property, the tenancy and your safety certificates. Having it all to hand makes it a quick job instead of a scramble.

How Budgy helps
Your deadline, your paperwork, sorted before the rush.
Add your properties
Enter the postcode of each rental. We show the deadline for each one, because it depends on where the property is, not where you live.
We get your paperwork in order
We list what's missing, flag certificates that are out of date and remind you before your registration window opens.
Register with confidence
We walk you through the government service step by step. If you use an agent, we check they're doing their part, and what they charge you for it.
Questions
The landlord register, explained.
Is Budgy part of the government?
No. Budgy is an independent company. You register on the government's 'Register your rental property' service and the £65 fee goes to the government. You can do it all yourself; we make sure you know your deadline, have the right documents and don't miss anything.
Who has to register?
Landlords in England with properties let on assured or regulated tenancies, which covers most private lets. During the rollout you only need to register properties that are let, or become let, during your region's window.
My letting agent manages everything. Do I still need to do this?
Yes. Your agent can add some information for you, but you have to start the registration yourself and you're legally responsible for it being complete and correct.
I live in London but my flat is in Birmingham. Which deadline applies?
The property's. A flat in Birmingham falls under the West Midlands, so it needs registering by 14 March 2027, whatever your home address.
How much does it cost?
£65 per property, every year, paid to the government. During the rollout the fee is pro-rated, so landlords in the first regions don't pay more for going early.
Is Budgy available in my area?
Help with registering is in private beta, opening region by region in deadline order, starting with the West Midlands. Comparing letting agents is open now: enter your property's address on this page and we'll email you a side-by-side report.

Is your agent pulling their weight?
Registering is your job even if you use an agent. If yours isn't helping, type your property's address and we'll email you a side-by-side report on the agents nearby: published fees, reviews and client money protection. It's free.
