Letting in NW3

What to know before you let in NW3.

A major hospital, the Underground's deepest platforms and two councils. Here's what that means when you compare agents.

The Royal Free

The Royal Free is a major teaching hospital on Pond Street, near Belsize Park tube and Hampstead Heath Overground station. If your home is close by, ask agents how they market to people who work at the hospital.

The deepest platforms on the Tube

Hampstead station's platforms are 58.5 metres below ground, the deepest on the Underground, and you reach them by lift. The station is on the Northern line's Edgware branch, between Golders Green and Belsize Park.

Camden or Barnet

NW3 straddles Camden and Barnet, and the two councils run separate licensing schemes. Confirm which one your address falls under before you let or move to a new agent.

Questions

Letting agents in NW3, explained.

How much do letting agents charge in Hampstead?

Across London, the agents we checked publish full-management fees of 12% to 20.4% of the rent including VAT. We don't have a separate figure for NW3, so your report shows the published fees of the agents that cover your address.

Does this page cover Belsize Park and Gospel Oak?

Yes. It covers the whole NW3 district, including Hampstead, Frognal, Belsize Park and Gospel Oak. Part of Gospel Oak is in NW5, which has its own page.

Do I need a licence to let in NW3?

It depends on whether your address is in Camden or Barnet. Each council runs its own schemes, so check that council's rules for your exact address before you let or switch agent.

When do I need to register my NW3 property?

Registration for London properties opens on 15 July 2027 and closes on 14 October 2027, at £65 per property per year. Registering is the landlord's job, not the agent's, so keep your own copies of your certificates whoever manages the property.
