Effective 20 October 2026. These terms apply when you ask Budgy to contact letting agents and negotiate a better deal for you. They sit alongside our Website terms of use and Privacy notice.
The short version
- Budgy is free for landlords. Letting agents pay us a subscription for use of our easy switching tech.
- We contact the agents you choose and try to get you a better deal.
- We never agree to anything on your behalf. You decide.
- You can stop at any time.
- We're not your letting agent, and we don't give legal or financial advice.
Who we are
Budgy is a trading name of Lightning Riders Limited, registered in England and Wales (company number 13514853), registered office Fora, 1 Lyric Square, London W6 0NB. Contact: hello@getbudgy.co.uk.
What we do
When you authorise us, we will:
- contact the agents you've chosen, or local agents you haven't excluded, to ask for terms for your property
- compare what they offer with your current deal, if you've told us about it
- negotiate with them to improve their offers
- show you the results, so you can decide whether to switch
We use AI tools to help with this work, overseen by our team.
How Budgy is paid
You don't pay us anything. Our income comes from letting agents, who pay a subscription to use Budgy's switching service. We may also contact agents who don't subscribe.
Whether an agent subscribes doesn't change which agents we show you, the order you see them in, or how hard we negotiate. If that ever changes, we'll update these terms and tell you before it affects you.
Your authority to us
By ticking the authorisation box, you appoint Budgy to approach letting agents on your behalf and negotiate terms for your property. This authority:
- covers only the agents you've chosen or not excluded
- lets us share your property's details with those agents, but not your name or contact details until you approve a deal
- doesn't let us accept an offer, sign anything, or commit you to any contract or fee
- lasts until we finish negotiating, or until you withdraw it
You can withdraw your authority at any time by emailing hello@getbudgy.co.uk or through your account. We'll stop contacting agents for you straight away.
We can show agents a copy of this authority, so they know we act for you.
What you agree to do
- Give us accurate information about your property and your current arrangements.
- Only upload documents you're entitled to share. We recommend removing your tenant's personal details (name, contact details, bank details) before you upload; we don't need them.
- Tell us if you don't own the property, or if someone else, such as a joint owner, needs to agree to changes.
- Check your current agency agreement yourself before deciding to switch. Many agreements have notice periods, or fees that continue after you leave (for example, commission while the same tenant stays). We'll flag what we spot, but you're responsible for your own contract.
What we can't promise
We'll try to get you a better deal, but we can't guarantee we'll find one, or that agents will reply. Agents set their own prices, and any agreement you sign is between you and them. We're not responsible for an agent's service, its fees, or how it handles your property, tenant or money.
Not advice
We compare and negotiate; we don't give legal, tax or financial advice. Our summary of your current terms is a guide, not a legal reading of your contract.
Our liability to you
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law doesn't allow us to limit. Nothing affects your legal rights as a consumer.
Within those limits:
- we're responsible for loss you suffer that's a foreseeable result of us breaking these terms or failing to use reasonable care and skill
- we're not responsible for business losses, such as lost rent or profit
- we're not responsible for anything an agent does or fails to do, or for fees due under your existing or new agency agreement
- our total liability to you is limited to £100, reflecting that the service is free for you
Ending these terms
You can close your account at any time. We may stop providing the service to you, with notice where possible, if you break these terms or give us false information. We may also withdraw the service entirely.
Complaints
See our Complaints policy.
Changes
We may update these terms. We'll email you about significant changes before they apply to a negotiation already in progress.
Law
These terms are governed by the law of England and Wales. You can bring proceedings in the courts of England and Wales.
